Please read these Terms of Use ("Terms") before using newfoundlakeloghomerentals.com (the "Site"), operated by Newfound Lake Log Home Rentals ("we," "us," or "our"), the owner/operator of the Eagle Ridge and Big Bear log home vacation rentals in Hebron, New Hampshire. By accessing or using the Site, you agree to be bound by these Terms.
1. ACCEPTANCE OF TERMS
By accessing this Site, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy. If you do not agree, please discontinue use of the Site.
2. PURPOSE OF THE SITE
This Site is an informational and marketing resource describing Eagle Ridge and Big Bear log homes and the surrounding Newfound Lake area. It is not a booking or payment platform. All reservations, rental agreements, house rules, cancellation policies, and payments are made directly through Airbnb and Vrbo, and are governed by the terms, house rules, and policies presented on those platforms at the time of booking — not by these Terms.
3. NO WARRANTY; ACCURACY OF INFORMATION
The Site and its content — including property descriptions, photos, driving directions, packing lists, and activity suggestions — are provided "AS IS" and "AS AVAILABLE," for general trip-planning purposes only. We make reasonable efforts to keep this information accurate and current, but do not warrant that it is complete, current, or error-free. Availability, pricing, and current house rules are controlled by Airbnb and Vrbo and are subject to change; always confirm current details on the platform where you book.
4. THIRD-PARTY BOOKING PLATFORMS AND LINKS
Reservations for Eagle Ridge and Big Bear are made through Airbnb and Vrbo, which are independent platforms not owned or controlled by us. We have no control over, and assume no responsibility for, the content, accuracy, availability, pricing, identity verification, payment processing, or privacy practices of Airbnb or Vrbo. Your use of either platform is governed by that platform's own terms of service.
This Site also links to other third-party resources, including Google Maps driving directions, local grocery stores, and social media platforms (Instagram, Facebook, X/Twitter, YouTube, TikTok, and Pinterest). We have no control over, and assume no responsibility for, these third-party sites.
5. ASSUMPTION OF RISK — RECREATIONAL ACTIVITIES
Newfound Lake and the surrounding NH Lakes Region offer recreational opportunities such as swimming, boating, hiking, and winter sports, all of which carry inherent risks of injury. Any activity-related liability waivers, safety rules, or guidelines specific to your stay will be presented as part of your reservation through Airbnb or Vrbo, and by booking a stay you agree to review and follow them. This Site's activity suggestions and packing lists are general information only and are not a substitute for those property-specific rules or your own judgment about your family's abilities and safety.
6. INTELLECTUAL PROPERTY
Text, photographs, and video on this Site — including our construction video and property photography — are the property of Newfound Lake Log Home Rentals or used with permission, and are protected by applicable copyright law. You may not reproduce, redistribute, or use this content for commercial purposes without our written permission.
7. USE OF SITE
You agree to use this Site only for lawful purposes. You may not:
• Attempt to gain unauthorized access to any part of the Site or its underlying systems
• Interfere with or disrupt the operation of the Site
• Transmit unsolicited advertising, promotional material, or malicious code through the Site
• Submit false, fraudulent, or misleading information through our contact or newsletter forms
8. LIMITATION OF LIABILITY
To the fullest extent permitted by law, Newfound Lake Log Home Rentals and its owners are not liable for any indirect, incidental, special, or consequential damages arising from your use of, or reliance on, this Site, including any trip-planning content, driving directions, or third-party links. This limitation does not apply to the separate rental agreement, house rules, damage deposit terms, or liability provisions you agree to when booking a stay through Airbnb or Vrbo — those are governed by the terms presented on that platform, not by this Site.
9. APPLICABLE LAW AND SHORT-TERM RENTAL REGULATIONS
Eagle Ridge and Big Bear are operated in the Town of Hebron, New Hampshire, consistent with applicable local zoning requirements and New Hampshire law governing short-term rentals. Stays booked through Airbnb or Vrbo are subject to New Hampshire's Meals and Rooms (Rentals) Tax (currently 8.5%), which those platforms, as "rental facilitators," are required to collect on our behalf under New Hampshire law.
10. GOVERNING LAW
These Terms are governed by the laws of the State of New Hampshire, without regard to conflict-of-law principles. Any dispute arising from these Terms or your use of this Site is subject to the exclusive jurisdiction of the state and federal courts located in New Hampshire.
11. CHANGES TO THESE TERMS
We may update these Terms at any time. Updates will be posted on this page with a revised effective date. Continued use of the Site after changes are posted constitutes your acceptance of the updated Terms.
